Many lenders will go to a 5% deposit on a new build, and eligible first home buyers may be able to use the First Home Guarantee to buy with 5% and no Lenders Mortgage Insurance. With 20% you avoid LMI altogether. We’ll run the numbers on the actual land and build price rather than a rule of thumb.

Buying or building new is where the NSW schemes are most generous. Eligible first home buyers may get the NSW First Home Owner Grant (currently $10,000 for a new home under the price cap), a stamp duty exemption or concession under the First Home Buyers Assistance Scheme, and access to the First Home Guarantee or the government’s Help to Buy shared-equity scheme. Eligibility rules and caps change, so we check them against your situation before you sign anything.

Instead of receiving the full amount at settlement, the lender releases funds in stages as the builder completes each part of the build — slab, frame, lock-up, fit-out, completion. You usually pay interest only on what’s been drawn. We set the loan up so the progress payments match your building contract, and we deal with the lender at each stage.

Often it’s worth a look. Once a build is complete and valued as a finished home, you may have more equity than when the loan was set up, which can open up better rates or let you consolidate other debts. We’ll compare your current loan against the market and tell you plainly whether switching is worth it.
